The end of the Oregon Trail

The Hudson's Bay Company established a settlement here in 1829 under Dr. John McLoughlin, and the city was incorporated in 1844, which Wikipedia describes as the first U.S. city west of the Rocky Mountains to be incorporated. The McLoughlin House dates to 1845. In 1889 Oregon City sent the first long-distance electrical service in the United States, 14 miles to Portland. The Municipal Elevator, built in 1915 as a water-powered lift between the lower and upper town, was replaced by an electric one in 1952, and both it and the Oregon City Bridge (1922) are on the National Register of Historic Places.

The lower town sits on a bench beside the Willamette River. The upper town sits on a bluff of Canemah basalt that flowed about 2.5 million years ago from a vent 7.5 miles southeast, in the Boring Lava Field near Boring. The census counted 25,754 residents in 2000, 31,859 in 2010, and 37,572 in 2020.

Two eras of housing

The American Community Survey (2020 to 2024) counts 14,651 housing units in Oregon City, with a median year built of 1992. About 1,550 homes, 10.6 percent, were built before 1940, and about 5,980, 40.8 percent, before 1980. At the same time 20.6 percent were built in the 1990s, 20.4 percent in the 2000s, and 11.9 percent in the 2010s, so 53.9 percent of the city's homes date to 1990 or later. Thirty-five percent of households rent, and 66 percent of homes are detached.

A block can hold a 1920s bungalow, a 1970s split-level, and a 2005 two-story. Floors in older homes more often combine wood, carpet, and rugs, and wood needs different care from carpet. Too much water is hard on wood, and the low-moisture method used for hardwood floor cleaning keeps water where it belongs. A rug that sits on a wood floor is a separate job, covered under area rug cleaning.

Canemah and the McLoughlin district

Canemah was founded in 1845 as an independent town at the portage around Willamette Falls and was annexed to Oregon City in 1928. Its National Register of Historic Places district, listed on October 11, 1978, covers 101 inventoried structures including 89 single-family homes, and the city reviews exterior alterations to most of its homes. The McLoughlin Conservation District is a separate, local district. The city's 12 neighborhood associations are Park Place, Two Rivers, McLoughlin, Elyville, Canemah, Rivercrest, South End, Hazel Grove/Westling Farm, Tower Vista, Hillendale, Gaffney Lane, and Caufield.

Rain, frost, and the February 1996 flood

NOAA's 1991 to 2020 normals record 44.8 inches of precipitation a year at the Oregon City station, 21 percent more than at Portland International Airport. December is the wettest month at 7.2 inches, and 46 percent of the year's total arrives from November through January. The station records 30 days a year with a low at or below 32 degrees.

From February 6 to 9, 1996, the Oregon City station recorded 7.51 inches of rain in four days, passing the previous record of 7.29 inches set in 1964, according to the Oregon Climate Service. Carpet soaked by floodwater or sewage is a restoration and disposal question, and ordinary carpet cleaning does not address it.

How a cleaning is planned for Oregon City homes

Eleven percent of Oregon City homes were built before 1940 and 41 percent before 1980, so a written scope lists each room's floor type and age before pricing, treats wood and carpet as separate jobs, and notes any rug on a wood floor so it is lifted and cleaned on its own.

Before you request a quote: Photograph the floors in each room and note which are wood, carpet, or vinyl. In a house with several eras of flooring, a single list of rooms and materials saves a second visit.

Questions from Oregon City households

Can you clean hardwood floors in an older Oregon City home?

Yes. We clean hardwood with low-moisture methods and eco-friendly solutions that dry quickly. We do not sand or refinish. Tell us the finish if you know it and send a photo.

Do you clean rugs that sit on wood floors?

Yes. We clean area rugs of all sizes at your home. Tell us the size and material when you request a quote.

Is Oregon City wetter than Portland?

By NOAA's 1991 to 2020 normals, the Oregon City station records 44.8 inches of precipitation a year, 21 percent more than the 36.9 inches at Portland International Airport.

What if my carpet was soaked by a flood or sewage backup?

That is restoration work, and ordinary cleaning does not address it. Call a licensed restoration contractor first. When the area is dry and safe, we can clean what remains.
